However, the fact that it is identified as a laboratory project puts some of this upon the bidder whether or not the bidder or supplier understand the implications of bidding on a laboratory project. I would also ask, why not taking a project as a design-build and acts as the contracting firm, contract with others if your firm does not have the capability to be the manager, but this will provide more control of quality and end result. We have been involved with several very successful owner(partnering) projects. It helps to have everything in writing and use a simple partnering agreement and determine change order issues and markup and labor cost. A budget and then a time and material job (T/M) can be good for you and the trades doing the actual work. BE SURE YOU CHECK MANY REFERENCES AND PULL A RECORDS CHECK BEFORE DOING THIS WITH ANY FIRM.
